Over twenty percent of the properties we inspect are newly constructed homes. We feel strongly that we have an excellent community of builders who strive to provide an excellent product. However, they cannot be everywhere all the time and even the local building inspectors will miss or overlook significant issues. We spend hours at the home evaluating systems and components where the builder’s supervision and municipal inspectors may spend minutes. Just because it’s new, we take nothing for granted. We always have positive feedback regardless of the findings (or lack thereof) from our new home clients. Frequently they ask us back before the one year warranty to check on the status of the home.
Pre-Listing Inspections for Sellers
The pre-listing inspection says a lot to interested purchasers. Savvy agents and sellers have found that knowing the condition of the property and making select corrections or repairs prior to putting the home on the market improves the marketability. Costly last minute repairs can be reduced by advance knowledge. Additionally, buyers may feel more confident that the home was priced with the existing condition in mind. Purchase offers may be higher and contingency times may also be reduced. They know the Seller took the time and effort to understand the condition of their home.
